NOVA FUNDING provides short-term mortgages for real estate investors and developers. The capital to fund these loans is provided by private and institutional investors who participate in these loans through our Mortgage Investor Program.
The Mortgage Investor Program is attractive because the loans are secured by first liens on real estate and the Investors earn 12% annual returns. NOVA FUNDING creates, underwrites, and closes the mortgages and then collects the loan payments on behalf of the Investors. NOVA FUNDING is compensated for the origination and servicing of the loans through funds we collect from the borrowers. The minimum investment under the Mortgage Investor Program is $100,000, although under special circumstances we accept $50,000.
Our mortgages have loan to value ratios of 30 to 70%. As a consequence, the Investors are well secured and earn 12% annual returns, a higher than average return for investment funds.
